BrainBox AI learns a building's thermal behaviour and writes new setpoints to the HVAC roughly every five minutes, no human in the loop. Trane Technologies has held a majority stake since January 2025, and in May 2026 opened a dedicated BrainBox AI lab and showroom in Montreal, where the company was founded. Company statements put it in more than 14,000 buildings, and pricing is unusually public: US$0.25 per square foot per year on AWS Marketplace. The headline marketing claim is up to 25% HVAC energy savings; every published figure we found traces back to a vendor case study, not an independent audit, so we're not repeating it as fact here.

The boundary: the control loop runs on AWS, and BrainBox has no published EU data-residency commitment. The trained building model stays with BrainBox, contracts default to Delaware law, and data export on termination runs on a 30-day window. Buying it means handing setpoint control to a system your team doesn't approve in real time.
