Why this list is different

Every "best of" list is written by someone. This one has a name on it.

Search for the best building energy management software and you land on two kinds of pages: aggregator lists ranked by who paid for placement, and vendor lists where the author wins every row. This is a vendor list. FrostLogic builds one of the six platforms below.

We deal with that the only honest way we know. Every claim about a competitor comes from that vendor's own published materials. Every entry says who should actually buy it. And for some buildings, a competitor on this list is the better choice than we are. We say which ones.

Most buyers comparing the best building management software do not need a new BMS. They need analysis on top of the one they own.

Best for turning everything your building says into one ranked queue

Explore is ours, so read this entry knowing that. It connects to the BMS, energy meters, and IoT sensors you already run, and returns a prioritised queue of decisions: what to fix, why, and what waiting costs. Under the hood it runs six anomaly-detection methods with causal filtering, forecasts each metric up to seven days ahead with confidence bounds, tracks BREEAM, LEED, and Nordic Swan criteria against live data continuously, and simulates a change before anyone touches the building. Hosting is in the EU on Hetzner, or in your own cluster, and your data and trained models are exportable from day one.

The boundary: BrainBox and Nuuka write back unsupervised. Explore's writes start off; you grant them one scope at a time. If you want software that runs the HVAC by itself, that is BrainBox or Nuuka territory, below.

Clockworks Analytics

Best at answering "what's broken and what is it costing me"

If your estate is complex mechanical plant, think hospitals and campuses, Clockworks is the platform we would shortlist against ourselves first. A physics-based engine models each piece of HVAC equipment, scores every fault 0 to 10 by its impact on energy, comfort, and equipment reliability, and attaches the avoidable cost in currency. They have held that line since 2008, when the company spun out of MIT. Their site cites more than 500 million square feet under analysis, and a 2025 Microsoft customer story puts cumulative documented client savings at 69 million dollars.

The boundary is scope. Clockworks is HVAC diagnostics, deliberately. Their published materials describe no forecasting, no what-if simulation, and no certification compliance tracking. In the Nordics you buy it through service partners such as GK and ISS rather than directly. Azure-hosted, US company, no published EU residency commitment, quote-only pricing. BrainBox AI (Trane)

Best for hands-off HVAC control across a large, uniform portfolio

BrainBox learns a building's thermal behaviour and writes new setpoints to the HVAC roughly every five minutes, no human in the loop. It has belonged to Trane Technologies since January 2025, and in May 2026 Trane opened a dedicated BrainBox AI lab and showroom in Montreal, so the roadmap has an HVAC giant behind it. Company statements put it in more than 14,000 buildings. Pricing is unusually public: US$0.25 per square foot per year on AWS Marketplace. The headline claim is up to 25% HVAC energy savings; every published result we found is a vendor case study.

For an EU buyer the fine print matters. The control loop lives in the cloud, the trained building model stays theirs, data export on termination runs on a 30-day window, contracts default to Delaware law, and there is no published EU residency commitment. Nuuka

Best for Finnish and Nordic portfolios that want local references

Founded in Helsinki in 2012, Nuuka monitors roughly 1,000 City of Helsinki buildings and its reference list reads like a Finnish institutional who's who. The current product is three modules: an Optimizer that writes HVAC commands back to the building every one to five minutes, Diagnostics for fault alerts, and Analytics with 200+ KPIs. Claimed savings run 10 to 30%, vendor-published.

Two things to weigh. Compliance support means compiling data for annual GRESB and GRI submissions, not continuous tracking against certification criteria. And the company is small, with fewer than 20 employees in 2026 company profiles. Small can mean responsive. It can also mean the roadmap follows the largest customer. Facilio

Best if energy is one piece of a larger operations problem

Facilio is not really an energy product. It is a property-operations platform, with maintenance workflows, a CMMS, and tenant services, and energy optimization plus rules-based fault detection as modules inside it. If your actual problem is running facilities teams across a big portfolio and you want energy in the same system as the work orders, that breadth is the point, and none of the other five offer it. Headquartered in New York with offices in Dubai, Chennai, Singapore, and Sydney, with roughly 43 million dollars raised from investors including Accel, Tiger Global, Dragoneer, and Brookfield Growth.

Kiona Edge

Best for Nordic owners who want the established regional incumbent

Kiona, formed from Norwegian and Swedish building-tech companies, sells Edge: self-learning energy optimization that connects to old and new systems alike, trained on data from around 5,500 buildings per their materials. It is the name a Nordic property owner is most likely to already know, with a large installed base across the region.

Like BrainBox and Nuuka, Edge optimises by writing to the building. It is control software with analytics attached rather than an analytics platform. Myrspoven myCoreAI

Best for HVAC-heavy buildings that want a Nordic specialist with named, published savings

Myrspoven is a Stockholm-founded, Vinnova-backed specialist whose flagship product, myCoreAI, optimizes heating, cooling, and ventilation by combining building telemetry with weather, occupancy, and tariff data, then writing new setpoints back every fifteen minutes over BACnet and Modbus. Its published case studies name real buildings, including a 23% electricity cut at Gallerian Nyckeln and a 40% energy reduction at a Stockholm office block.

The boundary is control and disclosure. Like BrainBox, Nuuka, and Kiona, myCoreAI optimises by writing directly to the building rather than recommending. Before you shortlist

Six questions that decide it faster than any list.

Ask all six on the first call with any vendor, including us. The field narrows itself. A short test sorts the best energy management software: does it explain every number, and can you leave with your data?

  1. What does it read? HVAC only, or meters, IoT sensors, and the BMS together? Match the coverage to where your costs actually are.

  2. Does it act or recommend? Writing setpoints saves labour and transfers control. Recommending keeps your team in charge. Decide which your risk profile allows before you compare features.

  3. Can it show its work? Pick one finding in the demo and ask the vendor to trace it back to the data. Explanations that stop at "the model flagged it" will stop there in production too.

  4. Where does the data live, and whose is the model? Ask for the residency commitment and the exit terms in writing. One vendor on this list keeps the trained model when you leave.

  5. What happens at audit time? Annual data compilation and continuous tracking against certification criteria are different products. Know which one you're buying.

  6. Who supports you here? Direct Nordic presence and partner-delivered support are both workable. They fail differently.

Before you ask

Best building energy management software, the questions we get.

Software that collects data from a building's energy meters, BMS, and sensors and uses it to find waste and catch equipment faults. Most platforms also produce the evidence auditors and certification schemes ask for. They differ on what happens next: some control the building directly, some diagnose faults, some rank decisions for your team.

The BMS runs the building. It is the control layer wired to your HVAC, from vendors like Siemens, Schneider, and Honeywell. Energy management software sits on top and reads the BMS data, plus meters and sensors, to find what the BMS cannot see. All six platforms on this page are that second layer. None of them replaces your BMS.

Ask what it reads, whether it acts or recommends, whether it can explain a specific finding, where the data lives, what leaves with you when you exit, and how compliance evidence gets produced. Vendor answers to those six diverge fast, and the shortlist usually writes itself after the first round of calls.

Do not trust it, check it. Every factual claim here comes from the vendors' own published materials, and where we could not find something we say so in the table. We also name the cases where a competitor beats us: complex-plant HVAC diagnostics is Clockworks, a hands-off HVAC autopilot is BrainBox, and a single suite for all of facilities operations is Facilio.

Mostly quote-only. The one public list price in this group is BrainBox AI at US$0.25 per square foot per year on AWS Marketplace, which is a useful anchor when negotiating with everyone else. FrostLogic Explore is priced per building, on request.

No. All six sit on top of the BMS you already have, over standard protocols like BACnet and Modbus. The distinction that matters is write access: the control platforms (BrainBox, Nuuka, Kiona) write back unsupervised. Clockworks does not write back. Explore's writes start off; you grant them one scope at a time.

For a large single facility with complex plant, shortlist Clockworks for diagnostics depth and Explore for coverage beyond HVAC plus compliance. For a large portfolio of similar buildings where HVAC energy dominates, add BrainBox. The evaluation questions above settle it faster than any ranking.

Look past the product to the company behind it. Is the person on your call an engineer who can answer hard questions, or a closer? Once you connect, where does your building data live, who can reach it, and can you export or delete it if you leave? Read the contract for lock-in: notice periods, what happens to your integrations on exit, and whether the price you sign holds in year three. Ask for a reference running an estate like yours. And watch whether they tell you where they are not the right fit, because a company that only ever says yes is selling, not advising. Six are worth asking every vendor on your shortlist. Does write access start off under your control, or does it write back unsupervised? Which protocols does it speak, and does it need new hardware? Is the data hosted in the EU and GDPR-native? Can it explain why it flagged something? Does it weigh comfort against energy, or chase savings that turn into tenant complaints? And how quickly do you see a real finding? Control systems and analytics layers answer these very differently, so putting the same six to each keeps the shortlist honest.

They solve different problems, and this page says where each one wins. Clockworks is strong on HVAC fault detection and diagnostics. BrainBox AI, now part of Trane, leans toward autonomous HVAC control. Nuuka and Facilio are broad facilities and property platforms. Explore is the sensor-intelligence layer that sits on top of whatever BMS you already run and returns one ranked queue of decisions across the portfolio, grounded so every finding traces back to a signal. If you need autonomous control or a full facilities suite, one of them may suit you better. If you want explainable, EU-hosted analysis without ripping anything out, that is where Explore fits.

The names that come up most in commercial-building shortlists are Clockworks Analytics, BrainBox AI, Nuuka, Facilio, Kiona and FrostLogic Explore, alongside the large BMS vendors' own tools. Popularity is a weak proxy for fit. A large-portfolio energy manager, a single-site facilities team and an ESG lead each need something different from the same category.
