A smart building is a commercial building that connects sensors, meters and control systems so operators can see and act on how the building actually runs, rather than relying on schedules and tenant complaints alone.
A smart building is a commercial building wired so operators can see and act on how it actually runs. Sensors, meters and control systems feed live data; the point is decisions, not another dashboard for its own sake. This is the commercial, facilities-operations sense of the term, not consumer home automation.
Smart means the building turns operational data into ranked decisions. Occupancy, temperature, energy use and equipment status stop being separate silos and become one picture an operator can act on. A wall of charts without a next action is not smart building technology; it is monitoring.
The stack inside one building. Field devices sit at the edge: temperature and IAQ sensors, energy meters, valve and damper actuators. Above them sits a BMS or BAS that runs HVAC, lighting and related plant. An analytics layer then reads that telemetry and ranks what to fix first. Most commercial sites already have the first two layers; the gap is usually the third.
IoT and sensors. Smart building IoT is the practical layer of meters, wireless sensors and gateways that extend what the BMS already sees. New IoT points fill blind spots (rooms without BMS sensors, sub-meters on tenants, IAQ where comfort complaints start). They do not replace the control system; they enrich the feed the analytics layer uses.
| Term | What it is | How it relates |
|---|---|---|
| Smart building | Commercial building whose sensors, meters and controls feed decisions about how it runs | The whole operational picture: stack + outcomes |
| BMS / BAS | The control system that runs HVAC, lighting and related plant (BMS and BAS are regional synonyms) | One layer inside a smart building, not the whole definition |
| Digital twin | An operational or design model of the building, often tied to BIM geometry | A modelling gesture; deep twin topics sit elsewhere. A twin is not required for a building to be smart |
| Home automation | Consumer apps and hubs for a single dwelling | Different market, scale and safety model; not this page |
Where FrostLogic Explore sits. Explore is Sensor Intelligence: a ranked decision queue above the BMS, meters and sensors you already run. It does not rip out or replace the BMS. Writes start off and are granted per scope after review. For the commercial vertical that operates these estates, see smart buildings & facilities. Buyers comparing AI platforms can start with our smart building AI buyer's guide.
What this page is not. A smart building here is not a consumer home hub, and it is not the buildingSMART / openBIM standards organisation. The subject is sensor- and BMS-connected commercial buildings: offices, mixed-use, retail estates and similar portfolios where operators need a prioritised queue of what to act on.
Before you ask
A smart building is a commercial building that connects sensors, meters and control systems so operators can see and act on how the building actually runs. The term here means facilities operations, not consumer home automation.
A BMS (or BAS) is the control system that runs plant. A smart building is the wider operational picture: field devices, the BMS, and usually an analytics layer that turns that telemetry into prioritised decisions. You can have a BMS without operating as a smart building if nobody acts on the data.
IoT sensors and gateways extend coverage beyond BMS points: rooms without wired sensors, sub-meters, IAQ and occupancy. They enrich the feed; they do not replace the BMS as the control layer.
Smart building technology is the stack that turns live building data into decisions: sensors and meters, the BMS or BAS, and analytics that rank what to fix. Technology that only charts values without a next action is monitoring, not a complete smart-building stack.
No. Home automation targets a single dwelling with consumer apps and hubs. A smart building here is a commercial or multi-tenant site where facilities teams run HVAC, energy and compliance at building or portfolio scale.
No. buildingSMART is the openBIM standards organisation. This glossary entry is about sensor- and BMS-connected commercial buildings and how operators use that data. The two topics share an English phrase in some markets and are unrelated.
No. FrostLogic Explore reads your BMS, meters and sensors and returns a prioritised decision queue. Automation write-back is only inside scopes you grant; writes start off. Explore is analytics above the stack, not a rip-and-replace BMS.

This definition stays on the commercial, sensor-connected sense of a smart building. FrostLogic Explore is Sensor Intelligence for those estates: one ranked queue across BMS, meters and sensors. The industry page covers how that lands for facilities and asset teams.
